Our property management team is responsible for collecting rents and dealing with any queries or maintenance issues. You know exactly who is managing your property and where to turn should you have any queries.

Securing a Property
Once you have decided on the property you would like to rent we will need some details from you so that we can set up your tenancy agreement.
You will need to provide us with:
- two references
- credit check
- photo ID
- the Deposit
Once we have all the necessary information we will arrange an entry date with you.

Deposit
Once you have decided on your property and it has been secured then the deposit will become payable.
The Deposit is as follows:
- Security deposit is equivalent to one month’s rent plus £200. This will be held by SafeDeposits Scotland under the Tenancy Deposit Scheme and returned to you at the end of the tenancy provided that all is satisfactory with the property.

Rent
- The following are the details of how you will be required to set up the payment of the monthly rent.
- Rent is payable monthly in advance.
- The first month’s rent must be paid with cleared funds on your entry date.
- You will need to set up a standing order from your account to pay your monthly rent

Utility Accounts
We will arrange for your gas, electricity and council tax accounts to be set up when you move in. This means that bills can be sent to you directly until you move out, when we will arrange for accounts to be closed.
Don’t forget that if you are a full-time student you may be exempt from paying council tax. You should contact the Council’s Department of Revenues and Benefits to find out more.

Tenant Insurance
Tenant insurance is vital when you are living in rented accommodation. It’s your landlord’s responsibility to ensure building insurance is in place, but this does not include your personal contents and possessions, or any damage caused by you to the landlord’s fixtures and fittings.
